Every commercial paving project is unique. Pricing depends on site-specific conditions that can only be accurately assessed through an on-site evaluation. This guide explains the verified factors that influence project cost.
Why we don't publish prices online
Published square-foot rates are misleading for commercial work. A 50,000 sq ft lot with good base and a 50,000 sq ft lot with failed subgrade can differ by 3–5x in cost. An on-site evaluation is the only way to provide an accurate proposal.
Factors That Influence Project Cost
Project Square Footage
Larger areas generally reduce per-square-foot cost due to mobilization efficiency, but require more material and labor.
Existing Surface Condition
A lot in fair condition may only need an overlay. Severe alligator cracking or base failure requires milling or full reconstruction.
Milling Requirements & Depth
Milling depth (typically 1.5" to 3") affects equipment time, material disposal, and whether base repairs are exposed.
Base Repair Requirements
Soft spots, failed subgrade, or inadequate base thickness must be addressed before paving. This is often the largest variable.
Drainage Conditions
Standing water indicates grading issues. Correcting drainage may require regrading, new catch basins, or pipe work.
Asphalt Thickness
Commercial lots typically require 2"–4" of asphalt depending on traffic load. Heavier vehicles demand thicker sections.
Site Access & Mobilization
Tight access, distance from the asphalt plant, and staging limitations affect equipment logistics and crew efficiency.
Traffic Control & Project Phasing
Occupied properties require phased work, temporary signage, and coordination with tenants — adding time and cost.
Striping & ADA Work
New striping layout, ADA-compliant spaces, signage, detectable warnings, and accessible routes are typically included in full projects.
Property Type & Traffic Load
A medical facility with constant traffic has different durability requirements than a low-traffic office park.
